Financing a home in Fort Myers
Lee County includes Fort Myers, Cape Coral, Bonita Springs, Estero, Fort Myers Beach and Sanibel. Cape Coral, with more than 400 miles of canals, has one of the largest inventories of waterfront single-family lots and homes in the country, and new construction on vacant lots is a major part of the market, which brings construction-to-permanent financing into play.
Hurricane Ian made landfall in Lee County in September 2022, and the recovery continues to shape financing. Fort Myers Beach and Sanibel saw extensive destruction, and many properties have been rebuilt or elevated under new codes. Lenders scrutinize permit history, substantial-damage determinations and whether repairs were completed. Insurance premiums rose sharply and some carriers left the market. Citizens Property Insurance is the state-backed insurer of last resort, with eligibility and depopulation rules that change.
Flood insurance is mandatory across large parts of the county, including most of Cape Coral's canal neighborhoods and everything near the coast. The flood premium and wind premium together can materially reduce buying power, so quote insurance before writing an offer. Elevation certificates on newer homes often produce lower NFIP premiums.
The area remains relatively affordable compared with Naples to the south, and FHA and VA financing are common in inland Fort Myers, Lehigh Acres and North Fort Myers. Condo projects along the river and the coast are subject to milestone inspection and reserve requirements.
Florida charges documentary stamp tax of $0.35 per $100 (0.35%) on the promissory note and intangible tax of $0.002 per dollar (0.2%) on the mortgage, in addition to the deed stamp tax of 0.7% typically paid by the seller. These state taxes apply to purchases and refinances and should be included in any break-even calculation.
