What is moving rates this week
The 30-year fixed remains in the mid-to-high 6s. The weekly Freddie Mac survey stands at 6.65%, down 0.02 from the prior week, and Mortgage News Daily's daily index slipped to 6.74% on Tuesday, its best reading in about a week. The daily index sits above the survey because Freddie Mac polls rates quoted to strong borrowers paying points, while the daily indices read actual lender rate sheets at the end of each day.
This week's improvement came from the oil market rather than the Fed: reports of progress in peace talks pushed crude lower and Treasury yields followed, with the 10-year near 4.65%. The Federal Reserve's policy rate is 3.50%–3.75% after the July 28–29 meeting, and the next decision is September 15–16. Before then, Thursday's new Freddie Mac survey and the September 4 jobs report are the readings most likely to move mortgage pricing.
A few basis points in a day is worth about $11 a month on a $400,000 loan, so it should not drive a decision on its own. For anyone under contract, the closing date and tolerance for payment changes still matter more than a headline-driven dip that can reverse. Should I lock or float my rate right now?
Locking removes the risk that rates rise before closing; floating keeps the chance of a lower rate if the market improves. The right choice depends on your closing date, how much a higher payment would strain your budget and what economic reports are scheduled before you close. Once you are under contract with a firm closing date, most borrowers lock. A licensed originator can explain your lender's lock periods and any float-down option.
What is a good mortgage rate today?
A good rate is one at or below the current national survey average for your loan type, given your credit score, down payment and property. The weekly Freddie Mac figure on this page is the reference most people use. Rates a quarter point above or below it are common for legitimate reasons, so compare offers on the same day using the Loan Estimate's rate and APR together.
Is a 15-year or 30-year mortgage better?
A 15-year loan carries a lower rate and far less total interest but a much higher required payment. A 30-year loan keeps the payment lower and you can still pay extra toward principal. Choose based on how comfortably the 15-year payment fits your budget and how much you value flexibility.
How are mortgage rates set?
Lenders price loans off the yields investors demand on mortgage-backed securities, which move with inflation expectations, Treasury yields and economic data. Your individual rate adds loan-level adjustments for credit score, loan-to-value, property type, occupancy and points. The Federal Reserve influences but does not directly set mortgage rates.
How often is this site updated?
The Freddie Mac weekly survey figures update every Thursday after the survey is released. The daily index widgets refresh on their providers' schedules, usually each business day. Daily commentary is posted on business days when there is meaningful market movement. The date at the top of each page shows when it was last built.
