What moved rates
The number this site waits for each week arrived yesterday at noon: Freddie Mac’s new survey came in at 6.66% for the 30-year, one basis point above the prior week, with the survey’s own commentary noting that rates “changed little this week.” That is the outcome Wednesday’s post anticipated — the survey window caught both Tuesday’s improvement and Wednesday’s give-back, and they roughly cancelled. The 15-year average rose three basis points to 5.98%.
The rest of Thursday was quiet. Mortgage News Daily’s daily index held at 6.75%, unchanged, with its bond commentary describing markets as fairly calm despite some pressure from fuel prices, and mortgage-backed securities drifting slightly without enough movement to change rate sheets. The 10-year Treasury yield edged up to roughly 4.69% intraday after closing near 4.66% on Wednesday.
Today’s attention is on Wyoming rather than on a data release. A Federal Reserve speech at the Jackson Hole symposium is the market event of the day, and traders spent Thursday positioning ahead of it. Jackson Hole speeches have a history of moving bond yields when they signal a shift in how the Fed reads inflation or employment — and of passing without a ripple when they do not. The next scheduled FOMC meeting is September 15–16, which comes with an updated set of economic projections.
What it means if you are…
Buying. The weekly average has now spent another week in the mid-6s, and the fresh survey confirms the range rather than breaking it. For budgeting, 6.66% on the survey and 6.75% on the daily index remain the reference points. Offers are best compared against each other on the same day, using rate and APR together, rather than against either average.
Refinancing. A one-basis-point weekly move does not change anyone’s math. What could change it is today’s speech: a surprise in either direction tends to show up in the daily index within hours and in the weekly survey next Thursday. If your decision is close, knowing your break-even in advance means a market move becomes an opportunity instead of a scramble.
Under contract. With no major data due and one speech carrying the event risk, today is a coin-flip day rather than a scheduled-news day. A lock decision should still follow your closing date and tolerance for payment changes, not a prediction about what a speech will contain.
What a $400,000 loan looks like at today’s average
At 6.66% on a 30-year fixed, principal and interest on a $400,000 loan is approximately $2,571 per month (6.66% ÷ 12 = 0.555% monthly rate, over 360 payments). At the daily index reading of 6.75%, the same loan is approximately $2,594 — a difference of about $24 a month, or roughly $8,600 across the full term. These figures exclude property taxes, homeowners insurance, flood insurance, mortgage insurance and any association dues; the actual monthly obligation will be greater.
Florida note
Heading into the last weekend of August, Florida’s condo market deserves a note: lenders reviewing condominium projects look at reserve funding and inspection status, and buildings that have not completed their milestone structural inspections can be ineligible for conventional financing regardless of the buyer’s qualifications. If you are shopping condos, asking the association for its inspection and reserve-study status before writing an offer can save weeks — it determines which loan programs are even on the table.
